Manufactured, modular, ADU and ANSI homes, explained.
A manufactured home is a house built in a factory to the federal HUD Code, then delivered to your land and set up on piers or a foundation. Building indoors avoids weather delays, and each home is inspected and carries a HUD label. Homes come in single-section and multi-section sizes, with multi-section models feeling much like a traditional house, and you can customize many details before it's built.
A modular home is built in sections in a factory to the same state and local codes as a site-built house, then assembled on a permanent foundation. Modular homes are typically financed and appraised like site-built homes.
An accessory dwelling unit is a smaller, self-contained home on the same lot as a main house, often used for family, guests or rental income. Local zoning decides where an ADU is allowed and how large it can be.
ANSI homes, often called park model homes, are built to the ANSI A119.5 standard and are limited to 400 square feet of living space. They suit seasonal living, resorts and some communities. Rules on where they can be placed vary by county.
